Why Crawlspace Maintenance?

Your crawlspace may seem like an out of sight out of mind area, but approximately 40% to 60% of the air on the first floor of your home comes from your crawlspace. It’s called the “stack effect” – rising warm air creates a vacuum that pulls in air from below, whether that air is healthy to breath or not. Maintaining the correct level of moisture in your crawlspace will not only help keep your air healthier to breathe, but it will also help stave off fungal growth – which is especially important to those with allergies or asthma. Too much moisture also attracts wood-destroying insects like carpenter ants, powderpost beetles, old house borers, and the dreaded termite – that won’t just move in but will chew away at your foundation and anything else made of wood in the area.

Clearly, keeping your crawlspace maintained is more important than you may have originally thought. And just replacing the insulation may seem like a quick fix, but if you aren’t fixing the conditions of your crawlspace, then new insulation will just become old and bacteria-laden again. The VaporShield™ Program:

The VaporShield™ program’s main objective is air quality. Everything we do in the VaporShield™ program is focused on that. What it entails:
  1. Inspection: Your technician will check the moisture levels of the wood as well as do a thorough inspection of the area.
  2. Cleaning: We then strip the crawlspace of everything, scrub the wood, and treat it with an antifungal product.
  3. Install: We then install a dehumidifier to keep the area dry and anything below the ground is covered with plastic to reduce the amount of moisture that will come in.
  4. Enclose: Western then will encapsulate the entire crawlspace to reduce moisture levels as well as close all vents and carefully tape all the seams – in certain circumstances, we will also replace the insulation.
  5. Monitor: We come back routinely to change the filter on the dehumidifying, retape any seams that have naturally come loose, and check moisture levels again to be sure it’s all still working.

Crawlspace Maintenance Program:

Our Crawlspace Maintenance program is more about comfort and moisture control. It is less intensive that our VaporShield™ program but will still help keep the humidity levels in your crawlspace at a comfortable level. What it entails:
  1. Removal: Our program removes old insulation and installs brand new insulation that has pest controlling properties.
  2. Comfort: Your home will be less drafty because that insulation will keep out the cold air that may normally be whipping through your home.
  3. Safety: By creating a dryer crawlspace, there will be less fungus or mildew growing, termites will be less likely to feed on your wooden beams, and the quality of your air will be better.
